Hi, I’m Joel with BearCrest Funding. Welcome to the first issue of The Investor’s Advantage—real-world ideas for growing your real estate business.
We’re starting this series because the details of your financing affect what you can do next. Knowing when you can access your renovation funds can help you plan your work, protect your cash, and decide when you’re ready for another project. |

How Upfront Rehab Funding Can Help You Start Your Next Project—and Scale Your Business |
|
You’ve found a property with potential. Your contractor is ready, and you have a plan for the renovation. But after the down payment and closing costs, how much cash will you have left to get the work started?
Even when a loan finances the rehab budget, the money may be released only after work is completed and verified. That can leave you paying for the first stage out of pocket while you wait for reimbursement. |
Put your rehab funding to work sooner.
With eligible upfront rehab funding, a portion of your approved renovation budget can be available at closing to help begin the project, subject to the loan’s requirements.
That money can help cover approved materials and eligible contractor costs for the first phase. Having those funds available can make it easier to coordinate the start of work without tying up as much of your own cash. |
|
WHAT THAT COULD LOOK LIKE
$60,000 rehab budget. $10,000 needed to start.
If your approved loan provides $10,000 in upfront rehab funding, it could cover eligible first-phase expenses. You would then have $50,000 of the rehab budget remaining for later work, with subsequent funds released under the agreed draw schedule.
Illustrative example. Actual amounts and eligibility vary. |
|
How does that help you scale?
When less of your own money is tied up in the first phase of a rehab, you have more flexibility. You can maintain a cushion for unexpected repairs, cover carrying costs, and plan ahead.
Over time, that flexibility may help you prepare for another investment. The goal is to take on your next project with enough cash and capacity to manage both—not stretch the same dollars across two unfinished jobs.
Upfront rehab funds belong to the approved project. They aren’t extra money on top of your loan or funds to divert to another property. The growth opportunity comes from preserving your own capital while keeping the current rehab properly funded. |
Plan the whole project before you start.
Confirm how much rehab money is available at closing, which expenses qualify, and what is needed for each remaining draw. Build in your closing costs, reserves, loan payments, and a cushion for surprises. Upfront funding can help you get moving; a realistic budget helps you keep moving. |

Upfront rehab funding amounts, timing, eligible expenses, and availability depend on program guidelines and approval. Down payment, closing costs, and reserves may still be required. Financing is for eligible investment properties and business purposes. |
